Project Planning Services Overview
·Initial meeting onsite with Customer/s, to inspect the existing conditions on-site, and review the following:
1. Customer/s ideas and desires.
2. The project budget.
3. Possible designs.
4. Basic materials.
5. Potential scheduling.
· Design Phase, the Contractor and Customer/s will review the Project Planning Services Agreement, and obtain a deposit for the PPS. The deposit amount of a PPS will be adjusted to accommodate the size and complexity of the prospective project. The PPS deposit amount will be determined by the Contractor, after the first meeting onsite with the Customer/s.
For a new construction project, the Contractor will review existing site conditions for the prospective build, and identify any “red flags” that may delay permitting and/or development for the construction site. Once the feasibility has been been verified with the proper building authority, the Contractor and Customer/s may begin the design process for the prospective work.
For a remodel/renovation project, the Contractor will take exact measurements of the area(s) to be remodeled/renovated, this may include the entire home or be limited to specific areas included in the scope of work, and then transfer these into a hand drafted design and/or CAD files. The Contractor will create one set of existing “as built” plans, and another to including the changes in the anticipated work. The Customer/s will be invited during this phase to review options onsite, and begin discussions with the Contractor regarding designs and materials. If anticipated work will increase the overall square footage, or “footprint” of the home, additional site plans and documentation may be necessary.
· Refine Phase, the Contractor and Customer/s agree on the final design, material selections, specifications, and the remaining details necessary to execute the anticipated project/s. If necessary, Subcontractors may be invited during this time to inspect the onsite conditions and review the selections agreed upon by the Contractor and Customer/s.
· Final Meeting, the Contractor will present to the clients a comprehensive document detailing the “Project Overview”, including: hand drafted and/or CAD rendered designs, fixed and final project costs, cost allowances items, material selections with brand names (if applicable), and all particulars of the project as agreed upon between both parties. The finished designs and budget will be given to the Customer/s in both digital, and hard copy.
